Up to 100 MB per file. For best results, keep each submission under about 100 MB total.
No hard rate limit today, but we may throttle excessive use. If you’ve got a large portfolio to abstract, contact us and we’ll handle it as a project.

How we handle your documents

Malware scanning. We scan uploaded files for malware before processing. If a file is flagged, the entire submission is held and none of its documents are processed.
Document retention. We retain uploaded documents for testing and quality control.
AI processing. We use third-party AI services to process document content and have opted out of model training with those providers.
Email delivery. Your abstract is emailed to the address you provide.

AI lease abstraction FAQ

How long does it take?

1–5 minutes for most documents. Longer for very large files or scanned PDFs that need OCR.

What file types?

Native-text PDFs work best. Scanned-image PDFs are accepted. We’ll use text recognition to read them, but accuracy depends on scan quality.

What’s the size limit?

Up to 20 PDFs per submission, with a maximum of 100 MB per file. For best results, keep each submission under about 100 MB total. If you need help with a larger submission, reach out.

Where does the abstract come from?

mail@cremodels.com. If you don’t see it within 10 minutes, check your spam folder.

How accurate is the AI?

The free tool abstracts the fields listed above, but AI can misread terms or miss details. No person reviews, edits, or checks your abstract before it is emailed. Verify every term against the signed lease and its amendments. Analyst review is available through our paid lease abstraction service.

Can I upload multiple documents or leases?

You can upload multiple documents for one lease and one tenant: the base lease plus its amendments, commencement agreements, and related documents, up to 20 PDFs. What if my lease is unusual?

The free tool is tuned for standard commercial leases. Ground leases, sale-leasebacks, heavily marked-up redlines, or non-US documents may not abstract cleanly. If the result looks off, contact our team about a paid, analyst-reviewed abstract.

What about confidential or sensitive leases?

We treat every uploaded document as confidential. For NDAs, master agreements, or anything sensitive enough to require a signed engagement letter, contact us directly instead of using the free tool.
